Valley's surprise

City Manager Harry Walker said FPL Energy is now considering city-owned land in Valley as the site for the gas-fired power plant.

This proposal was news to officials in Valley.

I think the City will have a heck of a time getting Valley to rezone the landfill BACK to commercial after rezoning it to residental. The developer of the power plant will have to really "sweeten" the deal for valley to get them to go along with it. Probably they will want a new and paid for township building from somebody!

Okay I'm confused.

Let's say that Walker can get this pushed through (which I would bet my home that they won't be able to), Coatesville would sell the land to the power company for 10 million right?

But since the land is in Valley township, Coatesville gets NONE of the tax revenue - which doesn't help Coatesville long term.

Sounds like a pretty short sighted idea to me.

The power company wouldn't pay taxes per se. They would make direct payments into the accounts of Coatesville and Valley. It wouldn't pay school taxes, county taxes etc. This is how the deal would be structured.

Short sighted would be putting the power plant on the flats. If it is built there redevelopment is dead.

March 13, 2008 4:03 AM - So are you saying that the Power company would be renting the land from Coatesville? Wouldn't Coatesville still be on the hook for paying the school taxes, county taxes, etc.. then?

This is an interesting proposal, and probably not something that will happen soon.

The proposal is for a purchase price of about $3.5 million according to the March 10 letter from FPL Energy, or a lease agreement that is considerably less, about 1/4 million per year.

Secondly, it is doubtful that Saha would want a power generating plant adjacent to his property. I'd expect a fight.

I think they need to ask the people border the land. I actually live at the bottom of the hill where this is being proposed. I can tell you the hill is very unstable and they want to put a gas power plant on top of a hill that is moving so much the trees are leaning and falling over. I wonder if Don Pulver has heard about this proposal since his hotel will be pretty much at eye level with a gas burning power plant. Not only will it make for a bad view but if it blows he will lose the hotel. Many of us that live there plan to start going to meetings and finding out just who is doing the feasibility study. How do you build on ground that is moving.

think the City will have a problem getting this proposed deal to pass in Valley. There will be so many negatives about it. Yes it would be nice to do something with the landfill property but.....

Maybe Valley Township will grab this and go. There are many better sites in Valley Twp for a power plant.
