Developer prepared to pitch for Flats
City officials have said Iacobucci Homes, a.k.a. Baker Residential, will make public its proposal for the Flats at the Coatesville Redevelopment Authority's meeting on April 21.
Little has leaked about the developer's plan, except that they are prepared to offer the RDA somewhere in the neighborhood of $5 million for the old industrial property west of Rt. 82 and north of West Lincoln Highway.
Still, those in those in the know, like Assistant City Manager Kirby Hudson, predict the people will be pleased.
"I think it’s what people have been waiting," Hudson said Monday.

All I know is that the clock is ticking on that 7.5 million that the RDA owes in August. One of these "deals" for the flats had better be a cash upfront deal because the city will need it real soon!
I hope everyone can be positive about this and I hope it benefits Coatesville and the residents. We need something and this might be the last shot we have at ever getting pulled out of the gutter. That's all Coatesville is right now...one huge gutter full of garbage.

This is the same developer (a.k.a. Iacobbuci) that has a great development going in East Fallowfield and a stalled development in Coatesville. Hopefully this will get his stalled development plans going east of Rt. 82 (North of the railroad tracks). I don't understand why he would bid on a new plot of land when he's done nothing with the one he already has.
7:12 - I suspect the only reason he's trying to make something happen on the flats is because if the power plant goes in there, he won't be able to sell any homes in his "Brandywine View" development.
Putting new homes in the flats is not what Coatesville needs. You think you have problems now, just wait and see what happens if they put more homes there. Every time you turn around there is more homes being built in Coatesville School District. What are you going to do about the schools? How are they going to be able to handle more kids? The classrooms are too crowded now. Who is going to provide the money to build new schools? Oh yeah thats right it will be the tax payers!! You will raise the school taxes. With the economy the way it is how are people going to be able to afford higher taxes. This is maybe something you should be thinking about instead of worrying about putting new homes up. Someone really needs to sit down and discuss all of these issues before letting more homes being built. Not only that, but what about the police department. Are you going to have the extra money to hire more police officers to handle all the areas that new homes are being built. I think what they really need to build is a recreation center for the kids. Maybe if there were something for the kids to do there wouldn't be so much trouble in Coatesville.
