RDA prepped to fast track Flats decision

After listening to the development plans for the Flats from Iacobucci Homes and JED Development, the Coatesville Redevelopment Authority board members indicated they would be willing to reconvene and vote on a proposal earlier than their regularly scheduled meeting next month.

Iacobucci wants to build 112 townhouses on the north end of the Flats and use the south end for commercial development anchored by a restaurant with outdoor dining.

JED Development is only interested in the 10-acre portion south of the railroad arches, and another two acre piece across West Lincoln Highway.

Joe Jesuele, one of the founders of JEB Development, told the RDA all of its projects are joint ventures.

During Jesuele’s presentation describing plans for a shopping center anchored by a grocery store, he said Coatesville’s population, proximity to other supermarkets, the size of the Flats and the finance of the city’s residents all made it unlikely that his company would be able to attract a larger chain grocer, like Acme, Shoprite or Wegman’s.

Instead, he said, it is more realistic that the city pursue one of the discount, no-frills chains like Aldi or Save-a-Lot, which have a “lower price point than a Wegman’s and Giant, and they are going to be serving the blue-collar, working-class people.”

“We truly feel there is a need for a grocery store in Coatesville,” Jesuele said. “We are hoping there is a want for a grocery store in Coatesville.”

The RDA's board and City Council must approve a plan before the RDA can go forward with selling the property.

LOL 112 homes please oh please tell me who would want to move in?
wait they are townhouses so you can buy them and rent them for section 8. Coatesville needs people with vision. all you want to do is sell condos and rowhomes. how does this revitalize. bringing more people in to rob from and kill is not an answer. people live in coatesville business do not I wonder what the city need???

I do not think they will be section 8, with the cost of the purchase and the taxes I dont think that the owner could make a profit renting it, so i wouldn't worry too much. Hopefully they will be bought up quickly like the Ryan Home's townhouses that are being built off business 30 west near airport rd. Even most of their lots are sold already.

do you know how much section 8 pays. on a brighter side they could rent them @ 300 per mexican and put 7 in the house. Do not fool yourself on what a renter can do. Again who evse would move in?

The homes at Penn's Crossing (eastend) were supposed to be for 1st time home buyers only, yeah right, I know several people that own more than one home in that development and rent them out. Just check the county website and you can tell the ones that are rentals as the owner lists a west chester address for himself. The last poster is right, any home nowdays can become a rental with the "creative techniques" that today's landlords use!

I have been thinking of putting my house up for Section 8. My realtor explained it to me so I went yesterday to the House Authority.
I want out of Coatesville and my house is not selling. I can come back from West Chester and check on it. Then run back to West Chester. I can not get out of Coatesville fast enough.

You can't section 8 a house that sells for $200k, you would talk a huge loss. These won't be section. That being said, can they sell them?
